Joshua Spiegel is a third-generation Malibu real estate investor and resident. His father, Paul Spiegel, was a top Malibu broker for more than 20 years and served as President of the Malibu Association of REALTORS®; his mother and business partner, Gail Copley, has been a top agent for more than 25 years. Raised in Malibu by two elite agents, Josh developed a firsthand, insider's understanding of the local market that few can match.
After graduating from Malibu High School, Josh joined the Marine Corps and later earned degrees in Economics and Finance from the University of Colorado Boulder. The discipline instilled by the Marines, combined with his education, set him up to succeed even as he entered the industry during one of the worst real estate downturns in modern history.
Within a year of finishing school, Josh landed a role with Douglas Emmett, managing more than a million square feet of office space in Brentwood. Soon after, an opportunity in resort development took him to Nicaragua and Costa Rica, where he spent six months scouting sites for an eco-resort across Central America.
When the residential housing market collapsed in late 2007, hotel financing dried up along with it — but Josh saw opportunity in commercial real estate instead. Over the next three years, making roughly 300 cold calls a week, he built a strong track record brokering NNN building sales and leases. During that same period, Malibu's median home value fell 40% and the number of licensed REALTORS® in the area was cut in half — conditions that convinced Josh it was time to return home and pursue his real passion: selling homes in the town he grew up in.
Now partnered with his mother, Gail Copley, Josh has become one of Malibu's top agents. Drawing on decades of market knowledge and hands-on experience, he's a sought-after market analyst and contract negotiator, pairing old-school discipline with modern technology to be both a proactive listing agent and a tenacious advocate for buyers.
Beyond real estate, Josh serves his community as a member of the local fire brigade, a volunteer sheriff, and chair of the City of Malibu Public Safety Commission — civic roles that give him rare insight into the nuance behind difficult deals and the inside workings of City Hall.
Born and raised in Malibu West, Josh lives there today with his wife, two daughters, and their dog, Cheddar. Outside of work, he's an avid surfer, fisherman, spear diver, and martial artist.
